I think there is a need to clarify what the rental process is like today. Over the last five years the housing market has shifted rapidly from a steady increase in rents pre 9/11, during 9/11 where rents dropped drastically and management companies paid the broker fees, to post 9/11 where the rents have skyrocketed and broker fees have climbed exponentially. The growth of the internet has had hundreds of management companies joining in and displaying their listings to the open market called "NO-FEE websites." Broker fees have grown from one month fees to 18% of the annual years rent. People who have lived in the city for the last five years are having a hard time understanding what to do to look for their new place.
I was a licensed salesperson for a large brokerage company for two years. I worked exclusively in rentals and was one of the top producers in my office. Every time I met with a new client or advised a friend who was trying to rent an apartment I was bombarded by hundreds of questions. “Should I use a broker, what’s the benefit? What paperwork do I need? Is this a good building? Am I paying too much? Why do I need a guarantor? Why do I need to build a wall? Why should I use a broker...I have a cousin who rented an apartment by herself for way cheaper without one. etc...”
FOR THE RECORD, YOU WILL ALWAYS KNOW SOMEONE WHO GOT A BETTER DEAL THAN YOU. LET IT GO...
In addition to explaining the rental process, I think there is also a great need for people to share with others their personal renting experiences and their overall opinion of living in their homes.
You should be informed when you are looking into renting in a building. In general, did others like living in their building and would they recommend you to live there? If you are the type of person who needs to read the reviews of a movie or restaurant before you go I would assume you would desperately want to know what people thought of what living was/is like in your potential home.
